THE CHALLENGE

Expensive floor space near the major consumer centers.

Logistics parks along the São Paulo corridor and near the main capitals reach lease rates that, diluted per pallet position, eat into the margin of any operation that grows in area instead of growing in height. The closer to the consumer center, the higher the premium paid per square meter, and the more expensive it gets to compensate low storage density with more warehouse space.

The most common alternative, looking for cheaper, more distant land, solves the floor-space cost and creates a different problem: transport time and cost to the consumer center. Verticalizing the existing warehouse attacks the root cause: more pallet positions in the same built area, without moving address.
